How a building and pest inspection works in Brisbane

Book as soon as your offer is accepted, we arrange access with the agent, inspect in 1.5 to 3 hours, and email your report within 24 hours, and usually the same day. Then we call to talk it through so you can decide before 5pm on your contract's Inspection Date.

    Book online or by phone with the address, property type, agent details and your Inspection Date. We confirm the price first.

  2. We arrange access

    We contact the selling agent and confirm a time, usually within 1 to 2 business days, sooner for urgent deadlines.

  3. The inspection

    1.5 to 3 hours for most houses, about 1 hour for a unit. Join for the last 20 to 30 minutes if you can.

  4. Your report

    Emailed within 24 hours, and usually the same day, with photos, graded defects and a plain English summary.

  5. Walkthrough call

    We call to explain the findings and answer questions, so you can decide with your conveyancer.

  6. Decide in time

    Proceed, negotiate or terminate before 5pm on the Inspection Date. We help you understand what matters most.

Timing in Queensland

Your contract sets the clock

Most Brisbane purchases are signed subject to a building and pest condition. It only applies if an Inspection Date is written in the contract, and you must give notice by 5pm on that date. Separately, most residential sales have a 5 business day cooling off period, which does not apply at auction.

Timing questions

Should I get a building and pest inspection before or after signing the contract?

In Queensland most buyers sign first, subject to a building and pest condition, then inspect during the inspection period. Inspecting before you sign is wise for auctions and unconditional offers, because there is no building and pest condition to rely on.

How long does a building and pest inspection take?

Most houses take 1.5 to 3 hours on site, and a unit takes about an hour. Large or high set homes, homes with lots of storage or furniture, and acreage take longer.

How long does it take to get the building and pest report?

Your report arrives within 24 hours, and usually the same day, by email as a PDF with photos.

Do I need to be present for the building and pest inspection?

No, but it helps. Many buyers join for the last 20 to 30 minutes so the inspector can show them the key findings. Either way you get a phone walkthrough after the report.

What happens after the building and pest inspection?

You read the report, talk it through with us, then decide with your conveyancer whether to proceed, ask the seller to fix or reduce the price, or terminate under the building and pest condition before 5pm on the Inspection Date.
