How a pre-sale report helps
- Fix the cheap things first. A leaking shower, a missing downpipe or a garden bed against the slab can scare a buyer far more than they cost to fix.
- Price with eyes open. If there is a bigger issue, you and your agent can price it in rather than renegotiate under pressure.
- Fewer contracts falling over. Buyers still get their own inspection, but there are far fewer surprises.

Can a buyer rely on my pre-sale report?
A report is written for the person who ordered it. Buyers usually get their own inspection, and that is their right. If a buyer would like to rely on your report, talk to us about the options and to your conveyancer about how it fits with the contract. Since 1 August 2025, Queensland sellers must give buyers a disclosure statement before they sign, but a building and pest report is not part of that statement.

Should I get a building and pest inspection before selling my house?
If your home is older, timber, has had renovations, or you simply want a smooth sale, yes. It costs much less than a renegotiation or a contract that falls over a week before settlement.
How long is a building and pest report valid for?
There is no fixed expiry. A report describes the property on the day of the inspection. Most people treat it as current for a few months, but termites can arrive at any time, so a fresh timber pest check close to sale is sensible.
