Termite and timber pest inspections in Brisbane

A timber pest inspection checks a property for termites (white ants), borers and wood decay fungi, plus the conditions that make an attack likely, to AS 4349.3. With Forsite it costs $260 for a unit and $340 for a house, including GST. Australian Standards recommend inspections at least every 12 months, and more often in high risk areas like much of Brisbane.

Termites are one of the biggest hidden risks in a Brisbane home. They work inside timber, out of sight, and the damage is not usually covered by home insurance. A careful inspection before you buy, and regularly while you own, is cheap protection.

What we look for

  • Live termites and active workings, mud leads and nests.
  • Termite damage, current or old, in framing, floors, skirting, door jambs, stumps, fences and garden structures.
  • Borers such as furniture beetle and lyctid borer in hardwood and pine.
  • Wood decay fungi (rot) in decks, stairs, battens, fascias and subfloor timbers.
  • Conducive conditions: moisture, leaking pipes, poor subfloor ventilation, garden beds or mulch against walls, timber touching soil, bridged termite barriers and covered slab edges.
  • Evidence of past treatment: bait stations, drill holes, durable notices in the meter box, and whether a termite management system appears to be in place.

How the inspection works

Your inspector sounds and tests accessible timbers, checks with a moisture meter and thermal camera where useful, and uses termite detection tools when something looks suspicious [CONFIRM EQUIPMENT]. We do not break walls or lift fixed floor coverings, so the report is clear about areas that could not be seen and the risk that brings.

Buying? Most people choose the combined building and pest inspection, which costs less than two separate visits. Already own? An annual timber pest inspection is the single most useful thing you can do to catch termites early, especially in a timber home, near bushland or in a suburb with lots of mature trees.

Questions about this inspection

What are the signs of termites in a house?

Mud tubes on stumps, walls or slab edges, timber that sounds hollow when tapped, bubbling or rippled paint, doors and windows that suddenly stick, and small holes or soft spots in skirting and architraves. If you see live termites, do not disturb them; get an inspection first.

Are termites and white ants the same thing?

Yes. White ants is the common Australian name for termites. They are not actually ants, but the name has stuck.

How often should I get a termite inspection in Brisbane?

At least every 12 months under the Australian Standard, and every 6 months for higher risk homes, such as older timber houses, homes near bushland or homes with a history of activity.
