How much does a building and pest inspection cost in Brisbane?

A combined building and pest inspection in Brisbane typically costs $470 to $650 including GST for a house, and about $470 to $500 for a unit, based on published prices from Brisbane inspectors in October 2026. With Forsite it is $495 for a unit and $610 for a 3 to 4 bedroom house, including GST.

Watch for prices quoted plus GST

Some Brisbane companies advertise prices plus GST. A price of $550 + GST is really $605. Others quote a low "from" price that only applies to a small unit. When you compare, ask for the full price including GST for your actual property.

What changes the price

  • Size: bedrooms, bathrooms, levels and floor area.
  • Type: units are quicker, large Queenslanders with big spaces underneath take longer.
  • Extra buildings: granny flats, studios and large sheds within 30 metres.
  • Location: outer areas may carry a travel fee.
  • Urgency: same or next day bookings when your deadline is close.

Is the cheapest inspection good value?

Not always. A cheap inspection can mean less time on site, a template report with little explanation, or no one to call when you have questions. A good inspection might save you thousands by finding a leaking shower, termite damage or a failing retaining wall, or give you a clear reason to negotiate. Ask each company:

  • How long will the inspector spend on site?
  • Is the price including GST, for my property?
  • Will I get a summary I can understand, and can I call the inspector afterwards?
  • Are building and timber pest both covered, to AS 4349.1 and AS 4349.3?
  • What are your QBCC and pest management licence numbers?

Building and pest together or separately?

Booking them together almost always costs less than two separate inspections and needs only one access appointment with the agent. It also means both findings are read side by side, which matters in Brisbane where termite damage often shows up as a building defect.

Who pays?

In Queensland the buyer normally pays for their own building and pest inspection. Sellers sometimes pay for a pre-sale inspection before listing.
