Yes, in most cases you should get a building and pest inspection for a unit or apartment, but pair it with a body corporate records search. The inspection checks the unit itself and accessible common areas for defects, leaks and timber pests. The records reveal building wide problems, the sinking fund and planned levies.

What the inspection covers
- Inside the unit: walls, ceilings, floors, windows, doors, kitchen, bathrooms and laundry.
- Balconies: waterproofing, drainage, balustrade height and condition.
- Leaks and moisture: from showers, above units and windows.
- Accessible common areas: stairs, car park, exterior where visible, roof where safely accessible.
- Timber pests: termites in older low rise blocks, timber stairs and fences, and any timber elements inside the unit.
What the body corporate records tell you
A body corporate records search, usually ordered through your conveyancer or a search company, shows minutes of meetings, defect reports, sinking fund balance, levies, disputes and planned major works. Large repairs to the building are shared by all owners, so the records can reveal costs no inspection of a single unit can.
Older walk ups vs new apartments
Older brick walk ups, common in suburbs like Annerley and Coorparoo, often show leaking showers, cracked brickwork and tired balconies. Newer apartment towers, such as those near Indooroopilly and Chermside, can have waterproofing, cladding or façade issues that show up in body corporate records more than inside a single unit.
